Greater Louisville Housing Inventory Jumps 33% as More Homes Hit the Market

Homebuyers across the Greater Louisville area had significantly more homes to choose from in August, as housing inventory increased 33% from a year ago, according to the latest market statistics from the Greater Louisville Association of REALTORS® (GLAR).

There were 4,490 homes available for sale in August, compared with 3,377 a year earlier. Months of inventory also increased nearly 30%, rising from 2.7 months in August 2025 to 3.5 months this year.

New listings continued to add to the available supply. 2,174 homes came on the market in August, a 3.5% increase from last year. Through the first eight months of 2026, 17,836 new listings have entered the market, 13.9% more than during the same period in 2025.

“Greater Louisville buyers are seeing something they haven’t had as much of in recent years: choice,” said GLAR President Rip Phillips. “With inventory up 33% from a year ago, buyers have more opportunity to compare homes and consider their options. At the same time, home prices have continued to hold, demonstrating the underlying strength of our local housing market.”

The median sales price reached $300,000 in August, up 1.2% from $296,501 one year ago. The average sales price increased 5.4% to $366,825.

Year-to-date, the median sales price is $295,990, an increase of 3.9%, while the average sales price has risen 3.7% to $352,414.

Closed sales slowed during the month, with 1,372 homes sold in August, down 7.3% from 1,480 sales a year ago. However, year-to-date activity remains ahead of 2025. Through August, 10,575 homes have sold, a 4.2% increase from the same period last year.

Pending sales declined 26.3% in August to 1,054, compared with 1,431 a year ago. Despite the monthly decline, year-to-date pending sales remain 1.4% ahead of last year, with 10,927 pending sales recorded through August.

Homes are also taking somewhat longer to sell as buyers gain more choices. Cumulative days on market increased from 38 days last August to 46 days this August. Sellers continued to receive close to their asking price, with homes selling for an average of 98.6% of list price.

Nationally, housing activity also softened in August as inventory continued to grow. Existing-home sales declined 2.0% from July and 1.2% from a year ago to a seasonally adjusted annual rate of 3.98 million, according to the National Association of REALTORS®. The national median existing-home price increased 1.6% year-over-year to $429,100, while inventory reached a 4.9-month supply, its highest level in more than 10 years.

Greater Louisville’s median sales price of $300,000 remained substantially below the national median, while the increase in local inventory continued to provide consumers with more choices than they had one year ago.
